Downtown DC Bank Interior Idea

I've got this idea for a interior in downtown DC. I'm familiar with the Geck, but I've never finished a "map" mod, so I'm asking out for some advice.

The concept is to create an interior for the building with the "Bank" sign across from Metro Central on Pennsylvania Avenue. It came to me after playing Payday 2. Here's my rough plan:

I think the Ultra Lux interior building set would work for the lobby, it looks similar the exterior of the building on Pennsylvania Avenue. The employee areas would use the generic office building set.
I'd reuse the vault door and gold from Dead Money, and the safety deposit boxes from Point Lookout. The Layout would be inspired by the bank in Payday 2.

What do you think? Does it sound doable?

Problem is:

Ultra Lux design is fine but the assets are all new, cleaned, and ABSOLUTELY not fitting the urban ruin feel of DC. You are going to have to redecorate it all.

And if you plan to do that, might as well redecorate the up floor of UL to be employee area. The DC office building style is a bit too concrete, too Soviet, to suit UL style.

Finally: which hostile going to occupy that Bank. If human raiders or Talon, or Enclave, Brotherhood, or even prewar intelligent ghouls then it's fine. But if it's SM, centaur, ghouls, you are going to have to spread giblets, blood and meat around.

I agree the with Ultra Lux pieces being too clean. I've recoloured objects in the geck before, maybe I could put a "dirty" overlay over the default textures? I think feral ghouls would be make the most sense for Pennsylvania Avenue.

Right, so you want ghouls.

Then the next question: Why do ghouls gather there and not scatter after a time? is there any reason?

The answer will depend on your writings. But defaultly, ghouls gather at one place should be because there's heavy radiation source in there. Because ghouls can self heal with radiation, you see. So adding heavy radiation in the building would make sense.

In which case, a dudded ICBM missile warhead in the ceiling with heavy radiation marker there should be what doctor prescribe. Or a ruined vertibird with a dudded megaton bomb.

I made some progress. The ultra lux set wasn't working, Obsidian only made the pieces they need so I could not make what I had in mind. I'll have to recolour the offrm set when I get the layout done.

I need some guidance adding on 3d object into the geck. I found a free 3d model of a bank vault door. https://sketchfab.com/3d-models/bank-va ... 941caddc49 I want to figure out how to convert it into a nif the geck can use. But how do I animate the door to open and close in New Vegas? I am not sure how to start. I've managed to apply the textures and shader information to the model in Blender, but when I try to export it to a nif file Blender states it has to many vertices. And that I should decimate it. :(
