I used to love this mod but due to performance issues it was hard to keep it stable.  It expands the town of Arefu significantly and includes a bunch of quests as well as a nice player house in Arefu.

Fallout 3 seems more stable using the FNV engine so would be fun to try.  Here is a link to the original mod:


I have not tried to contact the author about any attempt to update for TTW.  For anyone wanting to check it out using the Fallout 3 engine I recommend turning off increased spawns for MMM and/or significantly reducing settings for viewing distance for things like grass, trees, etc when close to Arefu.

I remember way back when I

I remember way back when I played just FO3 that whenever I used any mods that expanded Arefu  in any way it made the game almost impossible for me to play. I always had issues with that area so I always made it a point to keep it as vanilla as possible. Not saying it was this mod because to tell the truth I don't remember exactly what mods I tried and had issues with. But seeing how you are recommending decreasing some settings and features tells me that Arefu is definitely an area of concern. But maybe running in the FONV engine will make a difference if ever this mod was converted. But I sort of wonder if it will really help or not.

Apologies for the necro, but

Apologies for the necro, but I converted this mod a year or two back when I last played through TTW. It was a basic, FNVEdit converted version made for my own personal use, and it seemed to work fine, with one exception. One of the meshes used in the original mod (I believe it was a chess board, but I can't remember for sure) simply would not load properly in the converted mod. I just got the huge red exclamation point, no matter what I did. I think I ultimately just disabled or removed every instance of the affected object.

That visual glitch aside, though, it was perfectly stable over the hundred or so hours I spent in that game.
